Core records to review
- Ownership deed and previous deed chain.
- Relevant khatian or record-of-rights documents.
- Mutation records and land development tax receipts.
- Mouza map, survey references and plot schedule.
- Seller identity, authority and company authorization where applicable.
- Physical and legal access to the land.
Match paper records with the site
Plot numbers, boundaries, road position and measurements should be checked against the physical location. Ask who completed the survey and whether boundary markers can be demonstrated during the visit.

Missing ownership links, inconsistent names or unexplained transfers should be resolved before payment.
